This Privacy Policy describes how Lead Skills, LLC (“Lead Skills, LLC,” “we,” “our,” or “us”) collects, uses, and shares information you provide through the website Hard Money Lenders Dewey Beach (the “Site”). The Site is a lead-generation service that connects real estate borrowers with participating hard money lenders.

Hard Money Lenders Dewey Beach is not a lender. We do not make loans, take loan applications, issue loan commitments, or make credit decisions. Our role is limited to collecting inquiry information from you and sharing it with one or more participating lenders who may contact you about financing.

As a financial lead generator, we are a “financial institution” subject to the federal Gramm-Leach-Bliley Act (“GLBA”) and its implementing rules (including the FTC Privacy Rule and Safeguards Rule). This Privacy Policy serves as our GLBA privacy notice.

2. Information We Collect

Identifiers

Name, email address, phone number, mailing address, and similar contact details you submit through our forms or provide when you contact us.

Property and Investment Information

Information you provide about the property or project you are seeking financing for, such as property address, property type, intended use, project timeline, estimated value, and project description.

Financial Information

Non-public personal financial information you voluntarily provide in connection with your inquiry, such as loan amount requested, estimated purchase price, estimated rehab budget, investment experience, and similar financing-related details.

Usage and Technical Data

Information collected automatically when you use the Site, including IP address, browser type and version, device identifiers, pages visited, referring URL, timestamps, and similar log data collected through cookies, pixels, and similar technologies.

Communication Records

Records of your communications with us, including form submissions, email correspondence, and records of your TCPA consent (including the date and time consent was granted).

3. How We Use Your Information

We use the information we collect to:

• Connect you with one or more participating hard money lenders who may contact you about financing your project.
• Respond to your inquiries, verify your identity, and follow up with you regarding your submission.
• Operate, maintain, secure, and improve the Site and our services, including fraud prevention and debugging.
• Comply with legal, regulatory, audit, and record-keeping obligations, including TCPA consent records.
• Send you transactional communications related to your inquiry, and (with your consent) marketing communications, which you may opt out of at any time.

4. How We Share Your Information (GLBA Disclosure)

We do not sell your personal information. We share the information described above as follows:

Participating Lenders

When you submit an inquiry through the Site, we share the information you provide with one or more participating hard money lenders so they may evaluate your inquiry and contact you about financing. Participating lenders are independent third parties; once they receive your information, their use of it is governed by their own privacy practices. A current list of participating lenders is available upon request.

Service Providers

We share information with vendors that perform services on our behalf, such as hosting, email delivery, analytics, CRM, form security, and similar functions. These providers are contractually bound to use the information only for the purposes we direct.

Legal, Compliance, and Safety

We may disclose information to comply with law, respond to lawful requests from government authorities, enforce our Terms of Service, protect our rights or property, or protect the safety of any person.

Business Transfers

If we are involved in a merger, acquisition, financing, reorganization, bankruptcy, or sale of all or a portion of our assets, information we hold may be transferred as part of that transaction, subject to standard confidentiality commitments.

5. Your Right to Limit Sharing

Under the GLBA, you have the right to limit certain sharing of your non-public personal information with non-affiliated third parties. This sharing is necessary to provide the service you have requested.

You may opt out of additional (non-inquiry) marketing-related sharing and communications at any time by:

• Replying STOP to any SMS/text message we send to opt out of further text messages.

Note: Opting out does not retract information already shared with a participating lender in response to an inquiry you submitted. To request that a participating lender stop contacting you, please contact that lender directly.

6. Data Security

Consistent with the GLBA Safeguards Rule, we maintain an information security program with administrative, technical, and physical safeguards designed to protect the security, confidentiality, and integrity of customer information. These safeguards include access controls, encryption of data in transit, secure hosting, employee training, and periodic review of our security practices. No system is perfectly secure, and we cannot guarantee absolute security, but we take reasonable steps to protect the information you share with us.

7. Your Choices

Subject to applicable law, you may exercise the following choices with respect to information we hold about you:

• Access: Request a copy of the information we hold about you.
• Correct: Request that we correct inaccurate information.
• Delete: Request deletion of your information, subject to legal and record-keeping obligations.
• Opt out of SMS: Reply STOP to any text message to opt out of further SMS.
